Our aim is to find a safe and reliable tenant on your behalf and, in a short time frame, to ensure that you quickly start to get a return on your investment. Optionally governed by both ARLA (Association of Residential Letting Agents) and the Ombudsman for sales and letting agents, WellingtonWise ensures you are provided with a professional and competent service.

Unlike the majority of letting agents, we provide a comprehensive and detailed level of marketing as we would if selling your property. Details of our marketing can be found on the selling page of this website, this would be provided on your rental property.

Introduction Only
Our Introduction Only service allows landlords to enjoy our expert marketing techniques. Professional marketing via the media channels of internet, newspaper, office windows and window space of associative buildings, accompany our extensive mailing list of waiting tenants that are contacted as soon as a new property appears.

As part of this service we will conduct all viewings of the property and comprehensively reference all applicants to ensure only the appropriate candidates are found. Prior to a tenancy commencing contracts will be drafted on your behalf and if you wish, we can carry out a detailed written and photographic inventory, gas safety checks, electrical checks and an EPC (Energy Performance Certificate).

We will arrange collection of your first months rent, provide standing order forms for your further rent collections and also arrange for the tenants deposit to be safely held in the DPS(Deposit Protection Scheme).

After this we will hand over the property to yourself for you to manage. But rest assured we are always at the end of the telephone if you need any professional advice.

Full Management
Many of our landlords choose our full management option because of the comprehensive and all inclusive service that is provided to create a hassle free investment. We become the first point of contact for both landlords and tenants should any issues occur. All viewings of our letting properties are accompanied to allow quick and genuine feedback within 24hours and allows us to answer any questions that viewers may have. This also gives us opportunity to get a feel for the people that will be looking after your property.
We use a professional referencing company called Homelet to carry out thorough referencing on all of our potential tenants to ensure we are getting the highest calibre of person that we expect to correctly look after your investment property. This is a very thorough process which looks at credit scores and history, previous landlord references, work references and more.
We record a detailed and intricate inventory in both written and photographic formats. This ensures that at the end of a tenancy there can be no disagreement on the condition the property was in prior to lettings. Ensuring dilapidations are corrected prior to the property being re-let.
We will prepare the appropriate legal contracts that can be individually tailored for any specific requirements and conditions. We arrange a suitable time and location for the new tenants to check and sign with our staff.
We are a member of the DPS (Deposit Protection Scheme) where we lodge all of our tenants deposits, which is now a legal requirement to be a member of a government scheme. We insist on a one and a half months rental value is held in the deposit scheme.
There is absolutely nothing we do not do as part of our management service! We transfer all utilities in to your new tenants names for you and notify the council of the new occupancy. We ensure accurate meter readings are taken and do not rely upon the new tenants notifying companies themselves. You will not receive any unexpected bills.
Regular inspections ensure that all our properties are maintained to an acceptable level. If found to be below an acceptable standard then we will take appropriate action immediately. We perform inspections after the first month of tenancy and then three monthly thereafter to ensure all is well. We will report back to you to give you complete peace of mind on your properties care.
We provide our tenants with standing order forms to hand to their bank to ensure we collect rent on the date that it is due each month. If for any reason payments are late tenants are contacted for explanation and to arrange immediate collection. We will transfer the rent to your desired account each month and also provide you with both an invoice and remittance statements.
The maintenance of the property is made easier with our extensive network of contacts. With our own construction branch, WellingtonWise Construction, any issues both internal and external are taken care of immediately. This not only keeps the cost at a minimum but also makes sure that only the most trustworthy enter your property to carry out works. If you have your own preferred tradesman or are a bit handy yourself we can always accommodate your preferences and will always consult you on any works that are carried out.
To ensure your property continues to generate income we contact tenants a minimum of six weeks prior to the end of the current contract to find out the tenants intentions. Should the tenants not wish to renew we will make contact with you immediately to discuss re-marketing. We aim to ensure there is little if not any gap between tenancies so your investment continues to generate a healthy return. Once the property is vacated we will do a detailed inspection, against our inventory, to ensure the property is returned back to you or a new tenant in its original condition. Once this has taken place the necessary deposits will be released to each party.
