About the Property

Guide Price £1,000,000 – £1,100,000 WellingtonWise is delighted to offer for sale as part of its Exclusive Collection Clopton Cottage, situated on the outskirts of the stunning village of Croydon, Cambridgeshire. This striking four bedroom family home boasts a wealth of characteristics and attractive features set over two floors, including a wonderful approach, an exceptionally large kitchen/dining room, two generous reception rooms, 3 acres of garden, woodland and meadow, and the massive extension potential.

ACCOMMODATION On stepping through the front door, the entrance hallway is large and bright, with floor tiling, a window to a side aspect, stairs to the first floor and doors through to the kitchen/dining room and snug. The kitchen is truly the heart of this wonderful home, and where the property used to be two houses, the current owners have made great use of the huge amounts of space. Attractive terracotta tiles line the floor and complement the blue colouring of the range of base units and the solid wood work surfaces. There is space for a range of appliances, including a wide range cooker, extractor hood and under counter fridge, as well as ample room for a large dining table, chairs and further dining furniture. It’s a very bright, welcoming space with a wide window to the rear garden and double French doors out onto the patio. The kitchen provides access to an airing cupboard, a deep pantry with its own work surfaces and window to a side aspect, and also a utility/cloakroom area with space for a washing machine and tumble dryer.

The lounge equally is a bright, attractive space with gorgeous wood flooring and an original feature fireplace with multi-fuel burning stove. There are three large windows to a dual aspect, a large integrated cupboard, integrated shelving, and ample room for a variety of lounge furniture. Through an archway to the snug, the floor is lined with beautiful terracotta tiles and boasts its own multi-fuel burning stove, perfect for getting cosy on those cold winter nights. There is generous integrated shelving space and a large window to a front aspect, allowing in lots of light.

Upstairs to the first floor, Clopton Cottage continues to offer incredibly generous accommodation, with four bedrooms, ensuite to the master and a beautiful family bathroom. The master suite is particularly large and enjoys beautiful wooden flooring, two windows to a dual aspect, two sets of deep, integrated corner cupboards, and an ensuite, comprising a corner shower, WC and hand washbasin.

The second and third bedrooms are double rooms, each with a window to the rear and front respectively, and the second bedroom enjoys lots of light from an additional Velux window. The fourth bedroom is a very good-sized single room and enjoys a large window to a side aspect and wooden flooring. The family bathroom is particularly large also and enjoys light wood floors, lots of storage space, two windows to the rear-one of which is a Velux window-and comprises a large corner bath with overhead shower, a WC and hand washbasin.

EXTERNALLY Outside, Clopton Cottage enjoys a very pretty approach with a private drive lined with trees. There is ample parking space for a variety of vehicles, and the house is set in a completely private location and features a beautiful timber and tiled roof barn to the left of the grounds which includes a generous double garage and separate workshop. The house itself is incredibly attractive, with light bricks and red brick inserts, under a slate roof. The front garden is mainly laid to lawn with a tree-lined boundary, and to the side, gravel leads through to the rear garden.

The rear garden is incredibly vast at 3 acres of grass, woodland and meadow, offering copious amounts of space to extend the property further. There is a large patio area just at the rear of the house, with a wide variety of shrubs, plants and trees, and it is the perfect spot for relaxing on a summer’s evening or for entertaining guests.

LOCATION Located in the highly popular and peaceful parish village of Croydon, Cambridgeshire, the property is just 10 miles from the city of Cambridge and 5 miles from the town of Royston. Wimpole Hall, owned by the National Trust, is only 5 minutes away, and the surrounding location offers many cycle routes, public footpaths, and opportunities to explore the countryside. Within the village, there is a pub and many houses selling locally grown produce. There are many highly respected schools in the area, as well as larger shops in the villages nearby.

VENDOR INSIGHT "We originally purchased Clopton Cottage because we wanted to upsize," says the owner. "When we first bought, it was actually two houses, and we converted them into one much larger home, perfect for our family. We uncovered the beautiful brickwork on the front of the cottage, which we feel really sets the house apart from others nearby, and we completely renovated the inside.

"The space Clopton Cottage offers is also second to none in this area. The grounds are just so extensive and peaceful, with wonderful views out into the countryside, and on one side, you can see Royston Heath in the distance. The woodland, in particular, is lovely to explore. We have made good use of it in both summer and winter, and our multi fuel burners are fuelled from the wood we have on the land. The space offers potential new buyers lots of opportunity to extend without losing much or any of the garden really. In the meadow at the end of the woods, we have been growing vegetables, and there is a lot of potential for more of that.

"Within the house itself, we have enjoyed each room very much in their own ways. The sitting room is a lovely peaceful spot to sit and relax, and then you have the snug and the wood burner, which is wonderful in the wintertime. The kitchen also is perfect for larger gatherings, especially at Christmas when we have had the family over for meals.

"The surrounding location and village of Croydon is also a lovely place to live. While small, the community is lively and friendly, and from the house, it’s a very short 5-10 minute walk into the village. We have thoroughly enjoyed living here, but it’s time to move a little closer to family now and downsize. We’re certain that the future owners will enjoy living here as much as we have over the years."
